
The above graph was introduced by Jim Gaines of the Real Estate Center at Texas A&M University at a presentation to Montgomery County Realtors. The sales curve of Montgomery County should be the envy of most other counties in the United States. The emphasis is on the word curve versus jagged peaks and valleys.
Our market will return to normal levels of home sales beginning in 2010. The top-of-the-curve years 2005, 2006, and 2007 represented the burst of new construction when lots were plentiful for development. Also, beginning in 2010, our home values will get a boost due to lack of incentive competition from new construction homebuilders.
The one exception is Creekside Park where new construction continues to complete the available lots in the village. Quick rule-of-thumb for potential buyers in Creekside Park: If you plan to buy and sell within 1-3 years, you will be competing with the same new construction incentives that you received when purchasing your home.
