
Strong demand and low inventory continues to keep our list price to sale price percentage in the 95+ range. A recent article in the Houston Chronicle suggested that home values and prices were plummeting in The Woodlands. The Mistake-On-The Lake parking garage was his sole basis for this conclusion. Facts always trumps media hype!

The hot homes sell quickly! Hot being defined as location, condition, and updates. More than in the previous two years, we are seeing homes sold before being listed on MLS and/or homes sold within one day on the market.

The primary reason for contracts remaining flat in February was due to low inventory. Now that the inventory of homes for sale in The Woodlands has begun to follow the seasonal pattern, March contracts should show an increased level of activity.

Finally, we are getting homes on the market for buyers anxious to move to The Woodlands. Our market has experienced a low level of active listings for the past two years. Historically, 25% of the homes on the market are current residents of The Woodlands moving up or down in size within The Woodlands. A number of our clients have expressed an interest in listing their home for sale in The Woodlands, but are concerned about being able to find their next home in The Woodlands due to low inventory.
