Update on Creekside Park Village in The Woodlands

Five homebuilders - Darling, David Weekley, Highland, Village and Wilshire - have purchased lots for new homebuilding in the new Village of Creekside Park in The Woodlands. Several have opened sales trailers or are selling homes in Creekside Park from other sales offices in The Woodlands. The new models will be located in the first neighborhood to be developed called Wilde Creek , which is situated near the Gosling Road entrance to the new village.

Darling Homes has begun construction of new homes in the 2,575-4,000 square-foot range. A model home is scheduled to open in late May. The homes have been designed for the discriminating buyer who desires to downsize in square footage but not in quality, architectural design or drive-up appeal. Architectural styles will range from Old World to Country French and Mediterranean , and feature extensive use of courtyards, covered porches and patios creating scenic views from multiple rooms within the home. Newest plans feature a guest casita opening to an outdoor courtyard. Pricing has not yet been set.

Highland Homes is now pre-selling homes in Creekside Park from their model home in Rhapsody Bend ( Huntington Homes’ model). The model in Creekside Park is scheduled to open in May. Homes are currently priced from the $420’s, and range in size from 2,642 - 3,997 square feet. The model floor plan will be Plan 654 with 3,359 square feet. It is a courtyard plan with a casita and spectacular outdoor living areas.

Wilshire Homes will be building homes in two areas of Wilde Creek. One area is off Kayak Ridge Drive , and will feature homes priced from the $370’s - $450’s ranging in size from 3,000-4,205 square feet. The plans will be similar to those currently offered in Oriel Oaks in the Village of Sterling Ridge . In the other area, located off S. Arrow Canyon Circle , Wilshire is building homes priced from the $290’s - $380’s ranging from 2,493 - 3,689 square feet. Wilshire has opened their sales trailer in Creekside Park.

David Weekley Homes has also opened a sales trailer in Creekside Park.

The Woodlands Still Best-Selling Community in Texas

For the 18 th consecutive year, The Woodlands has been ranked the #1 Community in Texas by Metrostudy, with 1,409 new home sales in 2006. The year was among the top six in The Woodlands’ 32-year history. March, 2006 set an all-time record for that month, with 211 new homes sold. February and June were also among the best ever on record, with 150 homes and 148 homes sold, respectively. The median sales price was $236,950 in 2006.

“Homebuyers continue to be attracted to the wide variety of new homes and builders, excellent educational opportunities, shops, restaurants, entertainment and outdoor recreation The Woodlands offers,” said Tim Welbes , President of The Woodlands Development Company. Sales of custom homes showed a 6% increase in 2006 over 2005, with 126 new custom homes sold. Sales were also strong in the gated community of Carlton Woods, where Carlton Woods Creekside , the new 500-acre expansion is well underway. Carlton Woods is one of only two private clubs in the country to feature a Nicklaus Signature golf course and a Fazio Championship course. In 2006, The Club at Carlton Woods gained the distinction of being one of the top 100 private clubs in the country by Golf Connoisseur magazine.

Update on Oasis Pointe on East Shore in The Woodlands

Construction is underway on 15, three-story townhomes at Oasis Pointe Condominiums & Townhomes in Southern Coast in the enclave of East Shore. Southern Coast borders the eastern edge of Lake Woodlands , closest to Southshore Park . McVaugh Custom Homes is the developer. Seven of the 15 residences offer water views. Priced from $609,000 to $735,000, the townhomes range in size from approximately 2,612 to 3,216 square feet and feature Southern Coastal architecture.

McVaugh plans to build three, three-story condominiums (total of 54 condos) and 56, three-story townhomes, priced from the $550’s to the $700’s, in Oasis Pointe. The condominiums were designed by Pappageorge Haymes of Chicago, and the townhomes were designed by Sullivan Stevens Henry of Houston, both in the Southern architectural style
