54,000 Acre Gibbs Forest…The Next Woodlands?

Bids will be accepted on parcels in the Gibbs Forest, which includes three large tracts plus timber totaling 54,000 acres, a 30-minute drive from The Woodlands and near Huntsville, Lake Conroe and I-45. Greater Houston Marketing Services LLC is marketing the land with Homeland Properties, and land consultant Len Ronnie.

The land, currently owned by RII Timberland Partners 3 LP, is 70 miles north of downtown Houston. One of the large Gibbs Forest tracts has frontage on Hwy. 30, the key Walker County highway linking Huntsville and Bryan-College Station. The offering includes 840 acres in Polk County, 606 acres in Trinity County, and nearly 39,000 acres of merchantable pine timber.

Gibbs Forest represents the last of the large forest tracts on the north side of Houston before the terrain changes and becomes less wooded, said Dan Daniels, a principal of Greater Houston Marketing Services. Some three million acres of timberland have been sold in recent years by Champion, International Paper, Louisiana Pacific and others.

Bidders will have the opportunity to bid on one or more of the three market areas in a two-step bid process. Initial bids will be due on September 15th, with the second round of bids due on November 15. The sale(s) will be on a cash basis and close on or before December 14.
