A five-year history of home appreciation in The Woodlands is available at http://www.micheleflory.com/Community/Appreciation-Rate-Charts/
The data source is the annual median sales price per square foot from the Houston Association of Realtors database. The data was compiled first by list price range, then by private pool status (Yes or No). A trendline was added to each category to indicate projected direction.
Due to the lack of consistant field data input, we are unable to create charts for specific villages. The next series of charts will compare zip codes unique to The Woodlands.
Future events that should dramatically improve the rate of appreciation in The Woodlands will be the new home construction build-out estimated to be 2007 for production homes and 2009 for custom homes. All new construction will then occur in the new Creekside Park village in Harris County.
As always, a disclaimer statement must be made about the source of the data being deemed reliable, but not verified. We welcome recommendations/suggestions on additional appreciation comparisons.
