Existing Home-Sales Smash Record Again

Existing-home sales surpassed market expectations and reached another record in June as low mortgage interest rates and favorable market conditions continued to attract buyers, according to the National Association of Realtors.

Total existing-home sales – including single-family, townhomes, condominiums and co-ops – rose 2.7 percent in June to a seasonally adjusted annual rate of 7.33 million from an upwardly revised pace of 7.14 million in May. Sales were 4.4 percent above the 7.02 million-unit level in June 2004; the previous record was 7.18 million in April of this year.

NEW HOME SALES IN THE WOODLANDS REACH 849

New home sales in The Woodlands, the best selling community in Texas since 1990, reached 849 as of July 17, exceeding the total for last year at this time by 23 sales. Newer housing niches for empty nesters, urban residences and active-adult communities are attracting homebuyers to The Woodlands in record numbers. New homes products in the gated community of Carlton Woods Creekside, East Shore on Lake Woodlands, lofts and brownstones along The Woodlands Waterway®, the active-adult community of Windsor Lakes and custom homes throughout The Woodlands have shown marked increases. Traffic at The Woodlands Homefinder Center is also up from last year by 24%. .

With development just beginning in East Shore, the 26-acre “Garden District” of Town Center, Hahnfeld Witmer Davis (HWD), an established homebuilder in The Woodlands, has sold 19 of its 36 Park Place Brownstones overlooking East Shore Park. According to sales manager, John Bible, the first two foundations have been poured for the new brownstones and framing is underway. EMERALD OFFERS INCENTIVES ON STERLING GREEN CONDOMINIUMS

Emerald Homes, a D.R. Horton Company, is offering incentives on their new Sterling Green Condominiums. Buyers in The Woodlands can choose between an upgrade package or a $10,000 price reduction on these residences if they select a new home by July and close by August 31, 2005. All Sterling Green homeowners can enjoy security gate access and elevators in their building, a built-in bookcase in the family room, a separate utility room and a garage with a six-foot by ten-foot storage space. Condominiums are priced from $107,000 to $114,000 before the promotional reduction.
